So the tenant wIllfully illegally brings a cat in knowing darn well it’s prohibited in the lease then when given a stern written warning in a quit notice they still refuse and are justifying themselves ... it’s time to file for eviction .

Some jurisdictions prohibit landlords from holding more than the equivalent of month's rent for security deposit.

Also on splitting the 2nd and 3rd units the current owner may have found at the rent they are charging and the cost of redoing electricals to be cost prohibitive.

Our leases specifically prohibit them from doing anything like that - although we recently had a tenant that did far more than that. 

Unfortunately, the terms of my mortgage prohibit them.

This is not inexpensive to set up and definitely cost prohibitive for something like a $100k property.

This situation is also prohibiting me from obtaining equity loans as well.
