This has been my personal issue these last couple months, learning about what is really going on with lenders and knowing what actual products are out there rather than just taking every lender on their opinion or word about what I can or cannot do.I thought conventional loans were the same for anything 1-4 units but each lender I spoke with (over 15) said that it is not the same terms (5%) for a 3 or 4 unit with conventional loans.

If you are a homeowner already and have been through the process before there is often less AND there are/might be different products and terms (more time needed for the bank to do due diligence/ more risk blah blah blah) between these types of loans which might be why they charge different rates.

As far as finding rent-ready or near-rent-ready for a "slightly higher price" than a distressed property, I would comment that at that point you're getting close to turnkey product and you will pay more than a "slightly" higher price.
