Many families need to be in walking distance to a school due to circumstances.For the right tenant (ie someone who needs their child close to school) they would pay more for the proximity.Many families struggle getting their kids to and from school and want their JH kid to walk to school (or ride a bike) and get home by themselves especially if they perceive it to be safe.Here are a few ideas to gather more information to help your decision making:#1 I think speaking to a few families who have kids in the area may give you a great idea of the value they would perceive in being close to that particular school.#2 You could also observe what it is like before and after school.

She invited me in, showed me around and said if I was interested in buying it she'd give it to me for XXX (which was above market value) but I needed to decide right away, because she needed to make a few decisions (not admitting that the home was in pre-foreclosure status) oh!

one forum said no matter what the house will eventually get sold getting a big return but it could take anywhere between 1 month, 6 months, to years.Young and ambitious but dont hold enough wisdom in the industry to decide a good decision.

(technically, they get an 8% preferred return and I get a 6% developer fee if all goes to plan, then we split any upside after that).In your situation, if you and your two buddies all put in cash, and all have some sort of management/decision making roles, you could divide the ownership and upside according to your capital contributions.
