I was thinking of purchasing a plex and live in one unit and have the other unit's rent cover a good amount of the mortgage.I've been getting some mixed signals on buying vs renting, and hopefully some experts can share their insights on it.Some of the arguments that I've received for renting first is:I don't really know the areas in Seattle, and buying a property will lock me down in a long and big investment.

If you don't need the equity i would look at renting if possible or doing an owner finance deal on it with higher interest rate to cover the underlying lien.

The time specified in the contract was never respected, not the construction set I sent, but the results were going OK, and I was dealing with it, trying to finish.Suddenly The guy disappeared, He didn't reply any or my emails text or calls, even I was following through pictures, some things he said were done, are in reality not done.By mistake the kitchen cabinets and backslash were removed when the construction plans I sent was specified just to paint them, and I'm thinking they probably demolished it by mistake adding a big expense.

Some of these points (1, 3 & 5) are covered in the details of the deal: Not CBS, roof in good condition (5+ yrs), wood exterior would need some repairs in short time, electric OK, plumbing would need repair.
