For due diligence, is it appropriate to ask for records showing current tenants are paying their rent?

My partner will be general contracting at no cost, although he will be paying a few key 1099’s and contractors .

If a tenant is careless and causes harm, they should pay some of the cost for minor paint fixes and get rid of broken items.

Not sure it makes a ton of sense to use a broker here and pay 1.25% since you are already on BiggerPockets and can shop directly for lenders here!
