The fact that a third meter is present is a plus as well.While I understand the zoning department is where this opportunity will ultimately thrive/die, I was hoping to connect with a contractor that has experience dealing with zoning changes and permits required in the area.

In the matter of days NOI has jumped $12k, sounded like there was an opportunity to increase rents, now it sounds like rents have already been increased and there may not be much room for improvement.

I agree with Mike - I think it depends on the exit strategy.It feels very tight for a flip, even using Subject-To to finance it.It might be a good rental  or seller financed opportunity.
