The reason is owner builder is going to be sloppy and make mistakes but you have to live in the mess and fix it/ and you saved some time/cut corners for owner occupancy.

you’re on the right track. just hang around this website & when you’re old enough go ahead & pay for membership at ur local real estate investor group in ur city- every city has one. google it. whatever you do start saving mad cash & get good credit. work hard, save the money & house hack. get a 2-4 multiple fam when you graduate high school with ur saved cash & good credit. 

The house was 50k total it was funded by my savings, and my grandparents and parents money that was for collage the house is well worth around 145k, I will be using the equity in the house soon to do a short term rental for some high cash flow.
