The 46218 area code has highly distressed/low priced properties but you really have to study which neighborhoods are established low-middle income blue collar and which are serious war zone.

It was a little more costly and time consuming for evictions than, say, AZ or CO, but it's way better in general than blue states like CA (I know, that's not saying much!).

Assuming no significant future appreciation, in a C class area(or whatever class a blue collar rental market is), what's the cap rate you shoot for for a 2-4 plex?

I know reading this will make people say don't come to Baltimore or more blue collar big cities in democratic areas and stay in the less impoverished suburbs.

I live in San Francisco itself, in a historically blue collar neighborhood (the Excelsior) and there are no duplexes under 900k at list price, all of which get overbid.
