Bernie, how are you obtaining phone numbers of the PR?

I would not make an offer if I was not sure the money was obtainable in the specified time frame and I would not advise you to either.

If you plan to close the secured cards at some point (1-2 years down the road) you'll need to be more aggressive in obtaining unsecured credit.My warning is to avoid limits much less than $5000.

This contingency says that if you cannot obtain financing at a reasonable rate (which would be spelled out in the contract) then the contract will be terminated and you will get your earnest money back.

I can imagine after paying property taxes for 5 years there must be some kind of leverage with a traditional lender in obtaining a refinanced loan? 

I have a very high personal FICO score but I'd like to obtain my next property with very little money out-of-pocket.

I do know they want a lot of your money and that in itself is enough for me to step back.I have to admit, I am still very interested in Tax Lien Certificates and Tax Deeds and even the part about using your retirement for TLC's but I'm not interested in paying thousands of dollars and no results.If anyone who has attended any of these seminars/classes and it actually has worked for you, I'm really happy for you and wish you the best.
