For the modern family one bath homes are functionally outdated.

American Modern also does vacant policy. 

IMO, use the NOI as a benchmark: would I be happy with this as an annual return in my checkbook? 

We decided to build a style we liked: a modern, farmhouse style home.

I usually get the stuff that takes longer to rehab & rent out and my egg timer runs out and I have to pay American Modern a premium to cover until I can get a renter in.

We could probably benchmark other properties to see their taxes and what we may be looking at down the road. 

My question: does anyone know of programs with The Department of Housing and Urban Development, the City of Los Angeles, or any other programs that assist landlords in bringing older properties to modern standards?

I also think modern people have become somewhat immune to the value of water, as for 100 years it just comes out of the pipe.
