That's a much easier question to answer (for me, at least) on smaller units or SFH but this feels like a big project to take on for $2K in my pocket... or perhaps this is right on the money and a great opportunity!

The market is falling and I don't think there's enough meat on the bone.

Leaving way too much meat for the pm .No excuse not to manage yourself .

This serves a few purposes for me at this time.I would appreciate ANY help, thoughts, opinions or guidance on finding the agent I can place on my team.I live in the Knoxville, TN area and know there are thousands of agents here.

I typically can't get row crop AG to pencil out any better than maybe 3-6% annual CoC return as leased farmland even if I held it directly, not much meat on the bone there to bring in investors unless you are factoring in big appreciation and a sale.
