There was no hesitation on our part... we own 37 doors (bought between 2018-2021) and managing our real estate is our full time job; but I want to offer you a corollary as to your "why does everyone wait" question... which is to say, "Maybe SOMETIMES they should be waiting..."  

I do understand there is risk with finding a good network out of state of contractors and property managers. 

Have you thought about getting into co-hosting or management?

Are there any particular internet options, wireless/cellular, that people are using to manage the smart home features? 

It's more efficient for managing the properties.

And for over 10 years, I have been in multifamily affordable housing development, and I am very familiar with asset management, property management, construction, and tax credit financing.

Are there any great STR Property Managers in KC, MO that you could refer me to?

Would have to consider the expense of a property manager, as this property is about a 1-hour drive from my current location.- Seems to be absent of any major internal issues.
