I'd recommend finding a local real estate attorney to assist. 

Sonya, go to your local REI association meetings first, see if there are people locally who are doing mentoring and then stick with them (after some investigation).  

That being said, the one thing I will say 506(c) certainly does is make it easier to find investments, since there is really no point in being 506(c) if you are not going to actively market anyways.

I'm finding that some of our inquiries are from locals who are for one reason or another seeking month to month leases.

I am interested in finding out how many people are not "learning", but are actively looking every week for a new investment property to buy/flip/wholesale AND ARE ACTUALLY BUYING?
