I have turned to a few private lenders some have considered the idea but the fact that they don't do business in Puerto Rico hinges my efforts. 

Ideally the lender prefers 1:1 ratio or better in order to get better terms.

Since we closed on another property earlier in January, the lender had all the docs necessary to close this deal quickly.

. :-) Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

To find a relationship lender, call or visit the small local community banks and credit unions near the property. 

Hard money, and Gap lender.

However it would be a good idea to consult with a lender if the strategy is to BRRRR, finance the entire deal, etc.

We feel good about this as it almost sold awhile ago for this exact amount and has been appraised around this as well.I'm in the unusual position of being able get financing from a private lender.

Additionally, I would be surprised if any lender would approve this set up.

Most lenders won't allow you to put it in and LLC, it needs to be in a trust or your personal name.I'm no attorney but I've never worried about being in an LLC too much when it's not allowed by lenders, I just make sure I have the right structure and insurance.
