I like having educated tenants, who I can communicate with easily (email/text), tend to be cleaner, can pay me online, have jobs and lives that are more stable and keep them busy and mostly out of trouble.They tend to be pretty transparent.

@Scott Jackelen I’ll tell you but you’ll be surprised to know they don’t have an online store or catalog.

question for your lawyer...I would ensure the lease is being followed and that there are no history that would lead me. to believe it won't be followed.

Did you try the online tax system?

Get online software to run the management and accept payments.

Due diligence plus leap of faith seems to paying off for me; all my properties were rented w/in 2-3 weeks of close and I had multiple renters in place, leading to positive cash flow.
