I am sorry, but can we not play mind games and rather talk about actual experiences of people who have proven strategies in the market that we are in?

@Garret Anthony Central Ohio has some great opportunities for the long term...and C-class value add MF is the way to go...finding the deal is the hard part....most agents and wholesalers are looking in the 1-4 unit range by default...I would recommend buying as many units as you possible can out of the gate...don't fool around with duplexes if you have $200k to spend...it will take longer, but a deal that meets your criteria will come along...or a possible partnership with a like minded investor that can put some skin in the game...

Seems like a good multi-family to get me in the game, but I am a stone cold rookie.

I am new to the Real Estate game and I just learned to consider something I hadn’t thought of before, garbage.

Primarily looking for flips but will jump on a good cash flowing property if the numbers are right.My goal on bigger pockets is to be a student of the game and learn all there is to learn to pave the way for success.

It's a numbers game, I was making 20 to 30 calls a day, networking with agents and making 4 to 5 offers a week.

You have to have a lot more to be above average - indoor heated pool, more video games, other games - i.e. pool table, foosball, etc.., theater room - those kinds of things.  

Once done and if your the most qualified tenant then I would rent to you.Maybe you voluntarily offer to pay additional rent or animal fee to show you are not trying to game the system or at least offer to pay a higher security deposit which you would get back if you take care of the property.You are not being fair by assuming everyone is discriminating against you with no proof.

@Adam VendittiI am with @Andrew Freed on keeping the home. 4 green house & 1 red hotel, as Robert Kiyosaki says… that’s the path/game if you are looking to build wealth.
