Do you only buy turn-keys?  

One of the keys for landlords is that the new rules significantly lower the number of surfaces that have to be deleaded...which lowers the cost of abatement compared to the law pre-12/1/2017. 

I became the largest unit owner in a town of about 1200 that way.It's a nice advantage this being THE rental buyer but absolutely imperative that you act above board at all times in a small town.

I am looking forward to get started with something within 100k to 120k range.I did research about some Turn Key investors around US.

A key parameter for someone just starting without a track record.

It looks likes a global trade war that will raise prices across the board just started here in March of 2018, so sell sell sell is the best option if you believe that the drop in consumer discretionary spending will leave less money in people's pockets leading to a recession and/or downturn in real estate values. 

I wouldn't hand keys and alarm codes over in the first few months but if a guy shows up on time and sober and puts in an honest days work I'll give him a raise and responsibility no matter what his history.

Since each market has its own set of unique risks, selecting managers with deep knowledge of that market is key.
