Works well when you have a few warped boards near a window (due to a tenant leaving window open while not home and then a rain storm came) - you are almost certain that it will happen again :)

@Matthew Paul I understand if its ground zero by all means she should stay home and I'm not familiar with the city so use your best judgement but i just hope everyone who works at the hospital doesn't decide to stay home because than anyone who needs the hospital would be in a a lot of trouble but use your best judgement and im only so interested in the whole topic because baltimore has always been an interest to me... i drove through many times going down south and stopped for lunch a few times...Also i would consider some of the leaders of the groups of looters (if there organizing lookouts and conspiring these "strategic looting and scattering throughout the city") terrorist.... its a harsh word but really thats what they are by some standards taking advantage and using fear or terror to there advantage..... and WTF are they looting from a CVS??

They also advised that if the judgement has not been made it is more risky to rent to someone who is still in the process.

If you serve them personally, then you get the money judgement as well as possession if you win.

Having a judgement and getting paid are completely different issues.

My question is if when there is final judgement and mortgage is foreclose on, is it just that the bank can't have this property as collateral but the bank will go after the guarantor, or once the mortgage is for a close down it is basically wiped out clean.

The biggest thing I see with having someone manage them is that most of the time, they don't require a whole lot- but when it rains, it storms.

Obviously the association in a majority of cases will have been established before any sort of other note or judgement could be placed against the property. 

However, if your partner is sued and a judgment is entered against them-you are also liable for the full or partial portion of the judgement; your only recourse would be indemnification against your partner. 

I guess the deficiency judgement would be key, if considering a short sale.
