The person managing for them (not always a good, licensed property manager, but one that will do what the owner says) gets a new tenant in quickly that has first months rent and security deposit and some form of job.  

I'm kind of a workaholic so real estate works with my schedule.

Any as luck would have it, I now find myself between jobs (between careers really) and I can't qualify for a personal residence until I'm employed again.  

Buyers did all they could to follow escrow schedule while selling agent did not perform as outlined in escrow schedule (selling agent/seller chose escrow company).Selling agent requested us to remove loan contingency, while buyers submitted a notice to perform to seller to deliver the all the signed lease agreements as well as a 1 week extension on closing date for loan (loan officer and buyer's agent have strong relationship and in my understanding, had to work really hard to get through all the hurdles so far).Can I get your thoughts on the situation, potential scenarios, and how the buyer can successfully purchase the home?

I don't know the whole conference schedule just yet, but I'm sure there will be a morning, lunch, evening where I'll have some free time.

As far as your evaluation of the property, the numbers look great and your doing a good job looking at it from that angle.

I live a somewhat boring life and have held the same job for the last 17 years.

I'd just like to say, great job in getting a prospective tenant in your view.

My plan is to acquire at east one property a year for 10 years to get the cash flow down and flip homes after five years so that I can quit my job and do this full time.
