As part of my current situation, a nice lead generating platform is included in my MLS dues so I would like to keep that. 

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with zero or negative relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560, little to no good tradelines, lots of collections & chargeoffs, recent evictions.

I am a high income professional blessed with a schedule which allows for significant time off I'd rather spend with my family and hopefully investing rather than selling real estate for the commission (I'd rather work extra at my job).  

I spent a lot of years driving junkers, mucking around in crawl spaces fooling with sewer pipes, and using my week or two's vacation from my "day" job to get rental properties rehabbed.

How would you use that to replace your income of  $7,000 a month from your job?

In the early 2000's we had built a nice reserve and the places had appreciated. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

However, the guest does not have a social security number and is looking for a job after entering the country through the green card lottery.

I am a structural engineer for my W2 job and it is actually insane how beefed up beach home designs are nowadays.

Stop complaining and do the job.
