Hey guys/gals, I am a service member new to real estate investing.

Every case would be unique but some new entity would probably acquire the assets of the company including lease contracts during bankruptcy proceedings/dissolution of the company, and the new entity might continue servicing it but who knows.

I provide everything except cooking, cleaning and laundry service.  

As they said above, leads are the key and from my experience selling yourself rather than the service is what's most important.

It's a remote location, 1/2 hour from 'downtown', with terrible internet and cell service.But, it's got waterfall views and an acre of forest, so it's a great vacation rental. 

"Relocating due to military obligations/service" or something a little more fancy then that would be the closest I would do to acknowledging anything involving the military, at least while you are still in.

If that really is a requirement of this settlement service provider, get the lender on the horn and give them a heads up that the funds are going to be deposited in your sons account prior to being sent over, and ask what they need.
