I'm looking to have siding installed on my primary residence.  

Those are the rules I've set, and if they break them then they run the risk of incurring late fees.  

For this I paid a $500 fee as I am an out of state landlord but manage the property myself month to month.  

They need to all be newly installed by you since in order to apply for this, you need to have ever invoice for your cost to install it.

No pitching, no fee... just a casual atmosphere and about 20 investors and/or "future investors".

So far I have been expensing  my education cost, application fees, and other association fees to the partnership.

So if they don't exercise the option then I may need to put in a couple thousand dollars to do some repairs and such and it may stay vacant for a month or two, but then when I  put in another person that wants to purchase the house I collect another option fee of $3900 upwards of $10,000 depending on the property.

If not, paying 25% or more in interest compounding monthly plus late fees makes a credit card unappealing.

Is it a set fee for quiet titles with A&C and how much?

In a emergency, I could be up there in 2 ½ hours.Taking into account comps from other rentals on VRBO & AirBnB, services fees, VT room tax, cleaning and management costs, I think my break-even would be in the 60-80 nights/year range.
