Honestly, I think you are creating a lot of trouble for yourself when you don't need to.First of all, taking an interest only loan to avoid throwing away rent money makes no sense.

You can sell the note to a note buyer but honestly the overlevaging will make it not very attractive to a note buyer but you need to create a seller financed note first then you would sell it to a note buyer.Before you even setup the note you would want to be working with a note expert whom can assist you in properly structuring the note before you jump in from the my understanding most note investors can this "pre-flighting" the deal.

I have so many people in houses that have 'bad' credit but are honest, hard working and good people to know.With USA real estate in question (I see REI is based in London) USA mortgage lenders limit investors to 4 investment mortgages plus their own residence.

From what I have read, I suspect most of you will think these poor purchases, but I would like your honest comments.All 4 are in a great suburb, great schools, great parkes, etc.They were three short sales and one bank sale.

It has a bit of a sales pitch at the beginning and sometimes at the end, but overall, I don't find it too "salesy," and I'm generally pretty easily annoyed by sales pitches, so I think my viewpoint is reasonable.

Sometimes the answer is no I would rather hire someone to fix the problem or improve what you all ready have.With that said I think I have been pretty honest and up front about your concerns and at the end of the day we all have choices.
