Be FRIENDLY (professional & polite), FIRM (establish a clear rental agreement and enforce the terms), FAIR (abide by the law and consider what is reasonable),  FAST (attend to matters in a timely manner) and FLEXIBLE (if the situation warrants it.)Make the effort to establish and maintain a good landlord-tenant relationships. 

talk to Peak Asset Lending in KC  @Alexander Felice  banks generally wont fool with stuff this low unless you have existing relationships with them.. the cost and risk of having a default far out weight what a bank can make on a 15 to 20k mortgage.but i have seen small local commerial banks do these for local citizens that own 10 to 50 homes and its their cottage industry so to speak

Sometimes it’s tough to tell a funding partner that the deal fell through because it failed our due diligence, but I think it also builds a trusting relationship when you tell them that and be fully transparent.

There are too many variables to give a one-size fits all answer.Personally, I would put $1M into commercial syndications (money backed by a hard asset that historically performs well in market turmoil) and diversify the remaining $1M across notes, NNNs, SFHs and some S&P 500 index funds.

So there is an underlying relationship between your refi and the cash you'll have to reinvest to purchase at least as much as you sell.When folks are using the Brrr approach they'll try to leave enough equity in the property to be used as a sufficient down payment on their next 1031 property.

These are the major banks providing loans to foreigners as I checked online.I am planning on spending 1 mil this year in rental properties in US and looking for a lender with a long term relationship who could leverage and extend my property portfolio.
