Difficult to give you a realistic Dollar Per SF for construction as it's heavily dependent upon costs of permits, utility connections, etc.

I'd like to know more about the local demographic, as that will weigh heavily on what you do with it. 

While I certainly agree with that, it's also interesting that real estate is primarily a SERVICE industry in that our business model does rely heavily in part on acquiring and maintaining good tenants to provide consistent and timely cash flow each month.

Make sure to beat them down heavily for repairs after inspection, and charge them at least a 7% transaction fee!  

One of the tickets to getting a good deal right now lies heavily in your realtor's ability to negotiate. 

Banks often rely heavily on the BPO to give them value of the property and cant blame them since this is the only thing they have in regards to the value of the property.

I spent a little over $7k to clear a heavily treed lot and add 8 loads of fill.

It is heavily gentrifying with 3M homes being built around the corner.

Part of that is figuring out what kind of loan you can get on the property - which will heavily drive your cash on cash return.
