Consider exploring the surrounding counties around Lex as well.

If your lease contract is much more thorough and comprehensive than the lease they're on now, you may want to try having the current residents sign a new lease using your contract (you would probably need a mutual termination agreement as well to void out the existing lease; again, I'm not a lawyer, so definitely worth consulting one!).

I've been in Phoenix for most of my life, I know a lot about the market areas here as well as what golf courses are good!  

There are many long-term rentals, and rents are relatively cheaper here but considering the current interest rate market I am not sure how well they're performing.

Also if your working with a GC they should have contacts at these suppliers as well.
