The city should have record if a in ground pool was on that property before. and usually requires a inspection if one is removed.. so insure that the pool stuff is removed properly,, to back hoe and find out what's below you probably looking at several grand.. it's weird the area is soft and not draining.. is there a issue with sewer system in house??

the nicer the neighborhood also, the higher the rent.usually, when analyzing a property, I look at:Purchase price (loan payment)taxes (county, city, school)insurancevacancy (7-12%)management (10%)capex (10%)(repairs for things down the road, ie: roof, furnace, etc. less for newer home, maybe zero for a number of years.)Misc (could be anything, ie: Water, trash. lawn care, snow removal, etc...depends on your area)once I have this number, I subtract it from the rent I can expect to receive. ( you need to know what you can get in the area for rent.

we bought a cat pee flip.. took at least 6 months more to do the work,, kilzed joists under sub floor that had to be replaced, and behind the sheet rock we removed on the walls the urine and cat spray just was horrible..

This will be a total strip down including the cabinets which have already been removed, acoustic ceiling, flooring, wall paneling windows, doors, interior walls, floors, appliances, (water heater will be replaced with a much smaller tankless water heater which will give us an additional 32 cubic feet (4sfx8') of living space.Above the furnace will be replaced with a sub floor heating system which will allow us an additional 32 cubic feet.

Or a homeowner would have to move back into their rental unit and request to be removed from the renter's list, which would probably not happen.
