I don't know about the community, but I would say that you sound too green to take on this deal.

Document anything that requires cleaning or repairs that you intend to charge the tenant for.

Are you not setting up another landlord for a mess to clean up because you gave the renter a good review?

The limited number of international workers willing to work low income jobs during the summer months has definitely taken its toll on our area. how bad is the shortage for cleaning crews in gatlinburg area?

So, need to know what was pulled back or the cause of the backup before any decisions can be made.But, if they are putting things down that don't go down you should tell them you got this one, the rest will be on them, give them a warning, get a report from the plumber that says exactly what it was and that is is cleaned out now so you know the next time if the same stuff gets in its theirs.
