The function of wholesaling simply buying and selling a contract is just the method of a transaction.  

The issue with that approach is that the house won't have appliances during showings, and that's going to be a huge visual selling point when marketing a $125K house. 

BoxYou need a few people in your corner when dealing with Real Estate Lawyer --- any contract used should come from a lawyer working in that state and location.Accountant - Make sure you pay the proper taxes Realtor - Assistance with locating and selling propertiesContractor - A person that will provide you estimate cost and do the repairs Maintenance person - if you can handle, you need someone that will fix tenant issues Property Management - I believe in outsourcing this function so the tenant does not know the owner - collect rent, sending late notice, renewing or not renewing the lease, etc. 

Fee's and retained equity are a function of co-investment.  

Given how much is generated in this topic, you should have no problem using the search function and finding other posts, along with Sharon's Podcast, and perhaps some other gems. 

Most of this is merely, in my honest opinion, a function of the low cost of entry.  

I'm sure you'll have no problem renting it, there is a need for small but functional housing even if it doesn't appeal to section 8.I'm also pretty sure you will be taken advantage of if you don't get a great property manager or get educated about low income landlording pronto.  

It functions the same way DocuSign does.
