You must file the lawsuit and then you must obtain the order.If you purchased a tax certificate under the old system (people bid up the purchase price) you are not allowed to cut the timber while you have only a tax certificate, which is the time period up to three years after the auction.

I'm in SW Florida (Marco Island) and as others have said, has some seasonality but I'm booked most of the year with the right pricing strategy.

Its VERY hard to predict market price changes.

Purchase price: $570,000 Cash invested: $175,000 Purchased this rehab property in April for a building that is widely overlooked if you don't know the area.

Moving forward, I’ll avoid forcing these situations since market forces are beyond my control.
