If you know your tenant well and they are fully capable of doing the repair themselves you could ask for pictures before and after and have them send you the receipt for the cost of part and reimburse them.

When you get into fights or insult the tenant, they are more likely to cause trouble which is why I try to keep things very brief and professional.When she said she was looking for a place to rent, you asked if you were being a jerk.

In my lease, I state that the security deposit will be refunded to "every person listed on the lease" because I don't want to get in the middle of a fight.
