There are so many tricks they can use, and each one, no matter how contrived and absurd, the court would give them another hearing date, thus extending their tenancy, during which of course they paid no rent.The State has already gotten as much as 18 months' free housing for the poor and those who refuse to pay rent, on the property owners' backs, under the eviction moratorium.

There seems to be a possibility of the evictions moratorium extending past June, at least that's what we read for VA.Both the deals we found say in the description that they have tenants in place and leases are up next year sometime.My question to the Biggerpockets community is if anyone else is experiencing a hesitation in investing tenant occupied properties with the evictions moratorium in place?

I would like to see a new house built in 4 months including finding the land, making sure you can build what you want on the land before you lock up the sale of the land, get blueprints drawn up get the blueprints approved by the building department, break ground and have tenants move in be the end of the 4th month.In Palmdale California in Los Angeles County, in 1985, it took me 18 months to get permit and engineering to extend a super simple kitchen only 6 feet and the cost for the permits and engineering and soil report cost me $18,000.First of all, I don't believe in doing flips and prefer to buy and hold, if you have enough money.

So similar to 2008 they will become super strict on who they give out loans to, thus even though we will get these properties at a great deal, we may have to hang onto them for an extended time before they are able to sell.The last thing I will add cause I can talk about this for days (economically speaking I don't see how this isn't going to be a big issue) cnbc reported an estimated 11 million foreclosures coming soon.
