I am looking for labor vs product cost, is this an unusual request?

Just look at all these shows on TV that enhance an image of a flipper - every last one has a team.  

Real estate seems to be the subject of these seminars, but the product is always an intangible one, concepts, strategies, ideas that are difficult to replicate by just anyone but sold with the hype of success and wealth.

Expect several ARM products and a max 15 year fixed product.

This is due to less competition, low inventory / tenant demand for a finished product in these areas.  

With notes if you get a property back it is not going to be ready for retail so having done a few flips will give you some familiarity with the product.

I have worked, quite successfully, for a national home builder as a production manager and with my contacts and sub contractor relations I believe I have the tools and knowledge to build/develop homes efficiently and lucratively.

I was at a REIA on Wednesday and a rep from a local lender was talking about a product specifically for 1099 workers that just needs a couple of years of bank statements to prove income.Grab this bull by the horns and you will never go hungry again!
