The next door neighbors (it's a multi-family unit) are also very nosy and in close proximity.The comp down the street sold at around what we are asking, but it took 90 days or so.I calculated the cost of money, utilities, taxes, etc, plus the loss of potential earnings on not recouping the money, at around $4K a month.

I would make the payments directly to the mortgage company and would either have the statements mailed to me or see what I would need to do to get online access to review the account.In looking online, I see a few other strategies such as deeding the property to a land trust where the buyer would be the beneficiary and some people discussing the transaction with the bank and being open about it.

They could have stockpiled the cash from a legal business and just not reported it, making the tax evasion, rather than the earning of money, the only potential crime.
