I recently went through this with a duplex I sold for an acquaintance...we finally ended up changing the locks and keeping a key to each unit...we'd give 24-hour notice for showings and inspection and try to complete when they were at work...all according to the lease terms of course.This is a tough issue in general...keep us posted how this plays out.

In a personal example I have going now...Bought for $71k, after closing costs Rehab for $15-20kRent for $1800-$2000 (duplex)Refinance with appraisal around $115-120k I can cash-out at 75% or 80% (depending on rate I want) but 75% of $115k is $86,250

We do have a ton of larger multi family units, but duplexes are scattered throughout the city and also one person can own one side while another person can own the other.

Some of them have 1,000s of people in them and they would all be able to talk you through it.From an investment angle, BP makes more sense because you can bounce ideas off of other people here for investing in different areas of the United States and get information that is useful.But, let me say this - we have 12 condos and they rent extraordinarily well.
