I would say to everyone keep their powder dry.

You can think you're a rock star racking in the money, then the economy changes or the laws change, or financing dries up, or it changes from a buyers market to a sellers market or a sellers market to a buyers market.The REAL DEAL investors thrive in any market condition and especially when there is chaos.

I use sheet vinyl in wet areas (kitchen and bathrooms) instead of seamed flooring because of water that could soak through the seams and rot the subfloor.

The old siding looked absolutely awful with pieces missing and other pieces that were rotted.

(IRR, CoC, DCF, MIRR, ...) cashflow per door is just too dry of a number for me as it doesn't tell me anything about potential.
