Like any business, you need to have plenty of "powder in the keg" (available cash) to carry you through short term challenges. 

Plenty of other investors on here will take smaller cashflow with higher ROI but that would be very hard to come by in my market.

There is plenty of money to be had by simply doing things the right way, above board.

Plenty of landlords try to say they don't pay the water, but in practice, they do.

It is climate controlled, with plenty of parking available.

You can find plenty 2&3, maybe not a lot of 4 unit in desired area.

You basically only need to know how to operate a mouse to play the game, because the first couple of hours don't require any ability to diagnose problems with the house.The most positive thing I can say about the game is that it's very drunk person friendly if you're like me and tend to prefer games with competition but don't want to derank if you've been drinking.

Found plenty that will only go as high as 75% and only 1 or 2 that will do 80%. 

There is always a chance to miss out on a deal, but there are plenty to go around
