It kinda depends on your tolerance for dealing with the uncertainty and how many belongings you need to juggle.  

Remember that contracts don't have to be long...often a simple one page contract works just fine.  

Refinancing your primary is nice since you can use a local lender and speak face-to-face, where as the other transactions would be long distance.. 

I'm not a lawyer and don't know how the state laws go but the security deposit belongs to the tenant unless forfeited in the event repairs need to be made when they vacate.

When we looked at the property initially, over two months ago and at night with all of the previous tenant's belongings still in it, he lied and said it’s “just under 900 square feet”.

Then you write down the addresses and look them up on your town assessors website and it'll give you the mailing address that the taxes are being sent to belonging to the property you seen driving for dollars.
