This is hands down one of the worst and most dangerous areas of Kansas City.

The deeper you dig, the more dangerous, the more safety precautions are needed for the install, the more money. 

The owner was in the same position as yours was; owed nothing on the property, but was in a bad position finance wise in which she was in danger to losing the house to the county government due to not being able to afford taxes.

@Bill Gulley knows what he is talking about re: regulations and ethics.Wholesaling is in 2 distinct camps IMO on BiggerPockets.Camp 1: It is the wild west.

There is nothing wrong with that, but I want to understand a key distinction.

@Doug McLeod Point taken about hobby-income vs tax-income, but the phrasing of your point:"You can call 2 deals in one year a hobby" Didn't do a great job of making that distinction.

@Adam Anderson  While there is a very distinct possibility that that could be the case, what I am looking at is still in the very, very tentative stages, and I'm not to the point where I would have any communication with the tenants yet.

I've seen some real hacks that aren't afraid to post wrong and even dangerous information. 

Also if they're doing plumbing or electrical it can be dangerous if they don't follow code or do things properly.  

The opposite of a single strategy can be dangerous too if the manager veers too far from what would/should be the core competency.
