I'm very familiar with the rental market around there having one of my properties on the same block.Is there anybody on this forum who has direct experience with "change of use" or adaptive reuse of space?

It has several small homes on it and has a much higher value.Tax returns (1120s) show a stock (and debt) basis of $0.Thank you.

Thank you to all in advanceCarlos near east side is on fire. we are building two triplexes in 43203. there are plenty of new builds, variance requests, at least 800 units going in to this small submarket over the next few years, very strong market. any downtown adjacent within 1.5 miles is where our focus is. higher rents, higher price per square foot exit, plenty of land to purchase right now, total control in new construction.

I recently pulled permits to convert the duplex's attached garages into one 2bd/2ba ADU, convert the detached garage into a small 1bd/1ba ADU, and add 1 bath and laundry closet to the 4bd/1ba house.
