Returning to Homer would be the dream but I am warming up to the idea of Anchorage for practical reasons: easier access in/out of the state, more potential renters, more amenities, and a fairly centralized jumping off point for exploring the state. 

While it was out I provided electric heaters for the tenant to use, and the unusually warm weather we've enjoyed lately, and the apartment's location surrounded by other heated apartments, meant it was still habitable during the furnace outage, albeit cooler than normal.  

I'm waiting to hear back on his opinion on the deal (which I only think is 'warm' and wanted to run it by BP.

That way you already have a "warm" intro when you call and say, "Hey Bob Smith says you're the greatest roofer, etc."

I'm not sure if that would have a negative impact on the recommended search criteria but Sean by adding that specifically but, just like you all I received from those drops were angry ppl cursing me out and 1 warm lead I'm working on at the moment so I'm looking forward to converting it if possible.
