I’ve seen a few posts in this forum that recommend handling lease paperwork for a prospective tenant at their current residence as a way to see how they will treat your place, like how clean they will keep it.

@John McCardell, I’m confused as to whether you are planning to rent out your current primary residence or the new prospect near the university?

Under California law, if a tenant dies in the rental property, you must disclose the fact of the death and the manner of death to any prospective renter or purchaser for three years, from the date of the tenant's death. 

This prospect tenant is financially strong with prior experience in this business they also checked with township before approaching us.

I am very confused now other than her there is no prospective tenant in the picture as we are moving to our new house in week’s time.Some folks here on BP advice that don’t take year’s worth rent upfront.

This was a turn off for many of the prospects who viewed it and let me to believe that it would be a headache every time.

It's purely about time.A productive agent will spend 2-3 hours each morning generating leads through phone prospecting.
