I have spent tons of hours on BP, watching YT videos and listening to podcasts.

Is the Seller prepared to show video of how the property fared during the last one?

You want to be able to keep track of all details regarding your property and you can do that through the Fixed Asset Items List of QuickBooks. 

To be more detailed about out of state investments I would look in Dallas, Houston, Miami, Phoenix, Atlanta, Nashville, Chicago which is a northern location. 

Again take this feedback with a grain of salt as I don't know all of the details about your situation.

You’ll have some trial and error along the way but you’ll learn as you go.As far as what’s in David Greene’s book, I think it’s good in a way but it glosses over a lot of the details and finer points.
