I called my Lender and mentioned I wanted to appeal the appraisal and they had me sent by email addresses of comps to justify my appeal, which I did right away. 

I have a pretty detailed application, so I'm hoping I can rank the applicants based on the application, and then verify information through a background check starting with the strongest.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Animals negotiable.My longer email reply includes a link to an online application and background check (something like cozy works) and a link to a quick 2 minute tell me more about you google form (because I’m an agent and happy to tour them other properties if this one isn’t a fit.)I always clearly detail my (or the owners) minimum rental requirements so people who won’t qualify do not waste time.

Your cleaning person can easily buy these things or you can amazon them to that address.

@Rob Gervais if you’re just moving a wall or a door, a decent GC should be able to help with the details.

And while he didn't leave a forwarding address, he left a huge mess, significant damage, and a $1300 unpaid water bill that I have to eat.

What I've begun doing is cross referencing the addresses from the Tax Assessor documents and using good old Google Maps to at least view the property.  

I never thought poorly of my LLs or PMs, unless I made numerous repair complaints that were never addressed.
