Which is where my confusion rises from and I am unsure what approach I should take.  

I was looking for ideas to open my own business or design a product but nothing clicked.Then one day I was listening to Listen, Money Matters podcast and they mentioned BiggerPockets and I thought I’d check it out.

It's a bait & switch because 99% of investors are unaware of the income approach & buy based on the sales comparison approach. 

His POV is you have to make a home a dream home with high design touches to get repeat visitors (which I agree).

Right now we're more emotional about everything...it's a very personal kind of thing, in a way, but we know to really make this work we need to start approaching it as a business.

I'm looking for advice on how to approach a tenant on a non-renewal of the lease.

Commercial: a more “scalable approach.”

The way my team and I approach working with investors is that frankly, there really is not right or wrong way (yes, there are extreme cases always) to invest in real estate.  

I've approached the owners to talk about the property, he has indicated that there is an oil tank on the property.
