I was looking at a mix-use commercial property.

If you break even on you first try, consider that a success and delight in the experience you have gained. 

I hear mixed comments on purchasing rental property with an LLC?

I do a mix of short and long term rentals for a balance of increased cash flow and stability in an appreciating market.I would also consider lending that money out for someone else to do the heavy lifting on solid deals and make a healthy return.

So here is why I’m thinking this is a good idea:1) We get to reduce the SE tax by drawing a wage.2) We would like to max a Solo-401k for my wife, my understanding is that the 25% employer match would also not be subject to FICA or SE tax.3) The company could potentially contribute to an HSA account, again not subject to FICA or SE tax (I’ve heard mixed things on this).So now what I’m wondering:1.

Start looking up commercial/mixed use developers/owners in your area and reach out as someone who wants to learn. 

In the same boat here in PA, leaning toward mix of private money/cash to get started.

This is yet another reason not to mix family/friends with your landlording business. 

Interesting mix, 2 bed won't be as easy to rent as a 3 bedroom so your tenant pool narrows and rent is at the 2 bedroom rate.
