Hi Everyone, After listening to more pod casts than I can count this is my first post and interaction with BP.

Not a tenant issue unless I count not having a tenant while the units were being repaired.Don't sweat the small stuff and typically the bigger stuff is not as big as it feels at the time. 

Do not count on anything in the future. 

When partners happen to be family or close friends, it usually leads to long-term disasters that are so not worth the short-term business benefits.Lost count of how many clients have told me "now I wish I did not partner."

Count on the first 5-10 calls being awkward and use them as a learning experience but you’ll soon develop a nice flow that’s impactful.

I can't count the number of people who have come on BP worried about property 2 or property 5 or property 10 and through all the worry, never buy property one.

Learned how to negotiate a deal from a distance (some complications with first mortgage company not counting rental income in the debt to income ratio led to a last minute denial from an FHA Loan.

Financing is tied to location of the property (demographics, traffic counts, income levels,population levels,etc.), strength of the borrower, and guarantor on the lease.Developers on new STNL projects for retail typically have a cap rate to cost of a 9.
