Even though it won't cashflow immediately, you'll be building the skills needed to do this sort of thing.

Then you can actually make money while learning a valuable skill. 

Hey guys, I thought I'd post this to give you an idea of how I structure my partnerships, why to partner, and to get feedback from others who have structured partnerships on how they are setting up there partnerships.I set a goal to buy 1000 apartments in the next year and took on a partner to do so. (62 down, 938 to go, 50 under contract, 300 under LOI)There are two reasons to partner in my opinion:1) When you don't have something someone else has: money, credit, time, skills, resources.2) When the partnership will help you hit your goal faster and easier.Number 2 is why I partnered with Preston for the 1000 Door project.

And many starting out in real estate that have good skills but lack the financing .. transaction coordinating is a great gig.. make money and learn from the ground up how to do transactions..

Not surprisingly, looking for Seller Financing [SF] deals takes a certain kind of skill and fortitude I can tell you that first hand.

Determine what type of investing is best in your market and a match for your skills/temperament and then get on with it.

Being able to roughly estimate rehab cost is an important skill for any investor.

If your question is along the lines of what job will yield the most income, that's dependent on you're skills, location, experience, etc.
