Hello Members,I am new to  BP & this is my first post ,, So I hope I get some leeway in my first presentation.I am attaching an image of a sample spreadsheet I drafted a few minutes ago - to  engage and hopefully close on investors .There are already numerous varieties of Project Analysis Packets in the market today  .However, I have not yet found any that allow one  to view  6 ,10 , or even 50 properties in one shot. 

Hi,I am looking into Realtyshares and found interesting investment in Texas.https://www.realtyshares.com/investments/slate-apa...I am not very sure what will be real return but16~19% projection sounds attractive.Is this a good deal?

Toss in his retirement, whatever his disability is (which IS tax free) and the fact that his fiancé is working full time and even without his second BAH payment and his employment rent should be covered assuming this is an important goal for the two of them.If I sound jaded it's only because I once rented to a young (early 30's) veteran who was not only 100 percent service connected but also managed to draw social security AND had the Wound Warrior Project fork over his security deposit AND first months rent for my SFH. 

We ended up having to have local LEO's remove the GC from the job site and had an order of protection served barring him from any of our projects. 

I have couple projects that I am working on it.

I am a 3D artist, creating motion graphics for game day events and renderings for project bids on LED displays. 

Also if this is your first deal and you estimate 15k in rehab, I would have double that on hand before starting the project. 

Given that it's been a 10 years, and the person in question bought the properties when big capital projects were beginning in their neighborhoods, knowing where this place is would go a long way in helping us evaluate it. 

Again.. he assured me that this guy has done multiple projects with his buyers and is 100% trustworthy.........I think you know where this is going.
