Make copies , and submit to the HOA  both by certified mail and at a HOA meeting in front of everyone in attendance .  

Try and pick one specific area and become an expert in that area and speak with some BP members who live there to get an inside look into the quality of a specific area first.

You've landed at a solid spot for a wealth of information on REI.I'm not a mortgage expert, but I'd imagine you could probably get a refi on a property with that kind of LTV ratio with no problem.  

I can follow up  with you to see what the local experts think about what is the best method in limiting any tree loss/damage to the property.

I am by no means an expert so take my advice with a grain of salt. 

I am working towards my certified general appraising license, so I am a little different than an agent but I'll lend my personal opinion.

I’ve got plenty of questions for the resident experts here on these issues and many others, but I will leave those for other threads.
